Main House Rooms & Suites
The antique-adorned Main House suites are elegant and eclectic, offering timeless charm. They feature a variety of classics, such as clawfoot tubs, enchanting eaves, hardwood floors with jewel-tone oriental carpets, custom duvets and coverlets – all carefully picked to enhance this Harpers Ferry bed and breakfast, European style.
A short walk down a lighted stone path from the Main House leads to a beautiful cottage building. Located at the back of the property, the sheltering trees offer a distinct sense of privacy. All of the four cottage suites are decorated with a unique sense of style, perfect for guests seeking a romantic atmosphere with upgraded amenities, including freestanding soaking tubs, gas log fireplaces, and private porches.
This newly renovated building, which houses our Gatehouse Spa, continues its rejuvenating theme with two luxurious guest suites – Serenity and Tranquility. The relaxing spaces offer a range of amenities, including large soaking tubs, gas log fireplaces and a dry sauna (Serenity only).
Located a short two-mile drive from the Hillbrook Estate, the extensively restored Hawthorn House showcases the very best of historic and classic architectural elements combined with modern conveniences. Guests enjoy the expansive grounds that offer spectacular views of the surrounding farming community and apple orchards. The Hawthorn House includes a Living Room, Breakfast Room, Dining Room, Kitchen & Game Room with a wide-screen television, billiards, ping pong, darts and a wet bar.
Located less than two miles from the Main House, the fully renovated Hillbrook Farmhouse has stunning orchard views from three contemporary, spacious suites. All of the rooms in our West Virginia bed and breakfast offer modern amenities, including luxurious bathrooms with his and hers vanities, coffee makers and televisions. In addition to the common areas at the Farmhouse (Kitchen, Dining Room, Front Porch, Back Deck), guests have full access to the grounds and Main House at the Hillbrook Estate.

The Hillbrook Inn consists of three buildings on the Main Estate and two companion properties located just two miles from the inn, located only miles from Harpers Ferry. Use the property map below to see where each suite is located.

CHECK-IN TIME: 3 p.m. – 7 p.m.
CHECK-OUT TIME: 11 a.m.
OFFICE HOURS: 9 a.m. – 7 p.m. daily (calls transferred to our answering service after hours)
We recommend calling the Inn to make other arrangements if you are going to be arriving any later than the above check-in times. Otherwise, we may not be able to offer you our normal check-in service.
RESORT SERVICE FEE: A $25 resort service fee (plus tax) will be added to all guest bills in addition to the daily room rate. This charge allows guests to enjoy various amenities without having to incur miscellaneous charges. The items below are included in the resort service fee:
- Homemade treats en-suite at check-in
- Coffee, bottled water, non-alcoholic beverages, snacks and cookies available at each property
- Use of the gym facility located at the Hawthorn property from 7 a.m.-9 p.m. daily
- Seasonal use of the Main Estate fire pit (by request) with a complimentary s’mores kit
- Daily newspaper available at the Main Estate
- High-speed wireless internet available at all Hillbrook buildings
- Room tidies for multiple night stays (currently unavailable)
- Concierge services available during office hours
CANCELLATION AND NO SHOW POLICY: Cancellations affect us greatly. If you find it necessary to cancel or change your reservation, please call 7 days prior to your scheduled arrival, in which case your deposit will be refunded less a $25.00 service charge per room. Please also note that shortening your stay is considered a cancellation. For cancellations within 7 days, the guest is responsible for the full value of the reservation. Your credit card will be charged at the time of cancellation for the balance of your stay. Gift certificates/vouchers will be forfeited in the event that a cancellation is made within the 7 day policy.
As a condition of your reservation and immediately upon processing your deposit, you and your party agree that your credit card on file or another credit card acceptable to Hillbrook Inn will be immediately charged at the time of cancellation for the balance of your stay.
To assist with our sustainability practices we require a 24-hour cancellation for dining. For holiday/special event dinner cancellations, we require 72 hours notice.

PAYMENTS & GRATUITY: Dining and spa charges will be processed at the time of service. Out of convenience to our guests, a 20% gratuity is added to the final bill for all event services and parties of six or more. If you would like to make any adjustments to this, please let us know. We welcome your feedback so we can improve service for our guests.
DEPOSITS: A one night stay is required per room when booking.
Please send us an email if you are visiting Hillbrook with a gift certificate or voucher.
ADDITIONAL GUESTS: We charge an additional fee of $50 per person for guests 13 and above, and $35 per child under 13. Not all rooms are adequate for additional occupancy. Rooms that can accommodate additional guests are as follows: Cottages (with an air mattress), Sunrise Suite has a king and queen size bed, and Summit Suite has a full size pull out sofa in sitting area. Hawthorn, Main House, and Serenity Suite is based on a two person per room occupancy only (no exceptions).
CHILDREN’S POLICY: While Hillbrook Inn & Spa is a romantic retreat, families with children are also welcome. Typically, families with children under the age of 13 are most comfortable in our Cottage Suites (Spring, Summer, Fall or Winter) due to the additional space and privacy the Cottage Suites provide.

PET POLICY: Please review our Pet Friendly page to read more about our acceptance of well behaved dogs. No other pets allowed.
BAD WEATHER POLICY: If there is a storm and you must drive through an area that has a “state of emergency” on your way to the Hillbrook Inn, we will gladly move the reservation to a new date with no penalties. Once the reservation is rescheduled, it may not be moved again.
DIETARY RESTRICTIONS: Please notify a Hillbrook staff member of any dietary restrictions or allergies when making your reservation. Please note: we are not a gluten-free or nut-free facility.
AGE REQUIREMENT: At the Hillbrook Inn Main House, a guardian must be present in the room for anyone between 0-20 years of age. You must be 21 years of age to rent a room at the Hillbrook Inn & Spa.
MEALS: Breakfast is included in room rate.
A children’s menu can be provided for children up to 12 years old; charge will be determined by the menu. Children 13 and over are classified as young adults and pay the full rate for meals. We recommend that guests with children under 5 years old dine at the 6 p.m. dinner seating.
PRICES & SERVICES SUBJECT TO CHANGE: We are constantly expanding the services we offer to our guests. Although we make every effort to keep our website updated, please note that prices and services are subject to change at any time. We reserve the right to refuse service at any time, to anyone, for any reason.
SMOKING POLICY ALL ROOMS AT HILLBROOK INN & FARMHOUSE ARE NON-SMOKING: Guests may only smoke outside at the Main House, cottages, and the Farmhouse, as long as all windows and doors are closed. Therefore, any violations of this policy will result in cleaning fees equal to a minimum of one night’s stay.
HAWTHORN HOUSE IS A NON-SMOKING ESTATE: NO SMOKING allowed on the entire property (which consists of a 240-acre apple orchard). If you feel a need to smoke, we ask that you depart from the property to do so.
ALCOHOL: According to state law, alcoholic beverages not purchased from the inn may only be consumed in the privacy of your guest room. Our West Virginia State Liquor License requires the same considerations as a local restaurant or bar.
CLEANING FEE: For guests renting an entire house (Main House, Farmhouse, Hawthorn Estate), a $150 common area cleaning fee will be added to the final bill.

ACCESSIBILITY: Hillbrook Inn warmly welcomes all guests. For special accommodation needs, please call us directly at 304-725-4223 so we can help you determine the best room to ensure you have a comfortable arrival and enjoyable stay. For reference, the Cottage suites, South Suite, Bamford Suite, and Tranquility Suite are ground-floor rooms that can accommodate a wheelchair. However, the bathrooms offer limited accessibility for handicap individuals. In addition, there is a ramp leading into the Main Estate as well as alternative entrances that can be modified to accommodate a wheelchair or person with limited mobility. The Gatehouse Spa and Hawthorn Estate are also wheelchair accessible on the main level.
We work to ensure every guest who wishes to visit can do so regardless of their physical abilities. Among the ways we comply with ADA:
- We ensure that individuals with disabilities can make reservations during the same hours and in the same manner as individuals without disabilities.
- We have identified and described inaccessible features of our properties to allow individuals with disabilities to determine whether our B&B meets their needs.
- Guests with legitimate service animals as defined in the ADA are provided access to all areas of the inn afforded to those without service animals
Due to the historic significance of our property, some of our rooms and suites are not completely wheelchair accessible. Unfortunately, it is not readily achievable to remove physical barriers for accessibility because doing so could threaten the historic significance of the property. These barriers include:
- No elevators
- Steps leading to various guest rooms and common areas
- Narrow hallways and doorways that are not wheelchair accessible

RIGHT TO REFUSE SERVICE: All Hillbrook Inn & Spa is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. All Hillbrook Inn & Spa has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of West Virginia and the owners for the operation and management of the hotel. All Hillbrook Inn & Spa will refuse service or evict a guest: for refusal or failure to pay for accommodations; is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; is unable to properly supervise their children at all times; seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of room; refuses to abide by the reasonable standards or policies established by the Hillbrook Inn & Spa for the operation and management of our hotel.
PARKING AT OWN RISK: All vehicles are parked at the risk of the owner. The Hillbrook Inn & Spa shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the hotel property. If a vehicle is left in the hotel parking lot after the guest has departed without the written consent of the hotel, the hotel reserves the right to have the vehicle towed at the owner’s expense. No vehicle repairs on hotel premises.
DAMAGE AND/OR THEFT OF HOTEL PROPERTY: You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room (s), hotel’s premises or property caused by you or any person in your party whether or not staying at the hotel during your stay. The Hillbrook Inn & Spa reserves the right to retain your credit card and/or debit card details as presented at registration and charge or debit the credit /debit card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by the Hillbrook Inn & Spa as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
DAMAGE DISCOVERED AFTER CHECK-OUT: Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees.
DAMAGE TO ROOM: Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 150% of full and new replacement value plus any shipping and handling charges. Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.
CHANGES OR MODIFICATION TO THE HOTEL POLICY/HOUSE RULES: The Hillbrook Inn & Spa reserves the right to amend, modify, change, cancel, vary, or add to these Hotel Policies/House Rules or the arrangements and content featured on our hotel website at any time without prior notice. Please check our website regularly for updates to Hotel Policy/House Rules. Any modification to these Hotel Policy/House Rules that occurs before your departure is considered a part of your reservation’s agreement with us.
